Job Summary

Perform a variety of skilled building maintenance tasks and other work related to the operation and maintenance of all city owned properties and buildings. Under general supervision, reports to the Maintenance Supervisor

~ Troubleshoot and repair issues that may arise pertaining to the operations and functions of all

city owned buildings and properties which may include but not limited to electrical, plumbing

and carpentry

~ Lead others and participate in the installation and repair of electrical systems to include but

not limited to: the installation of new electric service, electrical remodeling, installation and

repair of electrical outlets, circuits, fans and lighting fixtures, electrical switches and the ability

to install ballasts and wall outlets

~ Lead others and participate in the performance of the variety of skilled carpentry,

maintenance and construction duties to include but not limited to: Framing, roofing, drywall

installation and finishing, repairing and patching of drywall, painting and similar issues that

may occur in the daily operation of a maintenance department

~ Leads others and participates in the performance of plumbing duties to include but not

limited to: Replacing and installation of fixtures that may include commodes, sinks, faucets,

and water supply lines and drain lines

~ Ability to have irrigation system reinstated at the beginning of the season and then the

shutdown of the system in the fall. Installation and removal of backflows as well as the

winterization of irrigation lines and plumbing fixtures

~ Mows and maintains all city owned common areas as required

~ Perform routine maintenance on lawn and power equipment and document service intervals

~ Operates tractors, mowers, jack hammers, welders, trucks, steam cleaners, buffers, washers,

and other listed equipment as needed

~ Maintains current skills and knowledge in the proper and safe techniques of building and

grounds maintenance functions

~ Performs custodial work as required and assigned, including: sweeping floors; vacuuming of

carpets; mop; shampoo and steam clean carpets; buff non-carpeted areas, dump garbage and

reline cans with liners; clean and sanitize restrooms and replenish supplies; sweep; empty

trash cans; clean spills; clean drinking fountains, mirrors, tables, walls, fixtures, blinds, light

fixtures, etc.; dust furniture; wash windows, walls, metal and woodwork; clean rain gutters;

sweep roofs

~ Collects and disposes of solid waste from buildings and grounds; picks up litter from premises

~ Opens and closes, locks and unlocks facilities as needed

~ Assists in setting up and taking down equipment for various city related functions

~ Installs and maintains goal posts and nets for sports facilities, including soccer, volleyball,

baseball, softball, tennis and basketball

~ Assists in the construction of new parks facilities, including clearing, grading, drainage, and

foundation work

~ Maintain records of work orders and schedules in compliance to federal, state and city


Job Qualifications

~ High School Diploma or GED (General Education) required

~ Two (2) years experience in the plumbing, carpentry, electrical, HVAC industries required

~ Any equivalent combination of education, training, and experience which provides the

requisite knowledge, skills and abilities for this job

~ Must be at least 18 years of age

~ Must possess valid Tennessee Drivers License

Knowledge, Skills and Abilities

KSA's - ~ Must be able to operate the following: pickup truck and 15 passenger van; lawn and landscaping equipment, including tractors, mowers, chainsaw, weed trimmers, electric motor, pumps, sprinklers, irrigation systems; miscellaneous hand and power tools for turf maintenance, carpentry, painting, plumbing, electrical, and cement finishing work; swimming pool equipment including chlorination system, pumps, boiler, valves, filtration devices, gauges, etc.; janitorial equipment including floor buffers, steam cleaner, carpet cleaners, washers, vacuums, mops, brooms, and dusting equipment

~ Basic knowledge and familiarity of electric system as well as plumbing (Commercial and Residential) and carpentry skills

~ Some knowledge of equipment, materials and supplies used in building and grounds maintenance; some knowledge of equipment and supplies used to do minor repairs; the capability of being certified in CPR and First Aid

~ Skill in operation of listed tools and equipment

~ Ability to work independently and to complete daily activities according to work schedule

~ Ability to lift heavy objects, walk and stand for long periods of time, and perform strenuous physical labor under adverse field conditions. Ability to communicate orally and in writing

~ Ability to use equipment and tools properly and safely; ability to understand, follow, and transmit written and oral instructions. Ability to establish effective working relationships with employees, supervisors, and the public

Mandatory overtime is sometimes required as well as varying work hours including on-call shifts, evenings, weekends and some holidays
